Through our partnership with Noble Engineering Services, we offer a comprehensive range of engineering evaluations designed to provide buyers, sellers, homeowners, real estate professionals, and investors with reliable, objective information about a property’s structural condition and associated remediation solutions. Evaluations are typically completed with one or two business days delivered to the customer as a Professional Engineer-stamped written report.

Whether you need a foundation evaluation, a HUD certification for manufactured housing, a structural review, repair cost estimates, or specialized engineering assessments, our goal is to deliver clear, practical, and cost-effective solutions. Every engineering service is performed or reviewed by a licensed professional engineer through our trusted engineering partner, giving you the confidence to make informed decisions about repairs, negotiations, financing, renovations, and long-term property maintenance. Reports may be submitted to insurance companies, foundation contractors, attorneys, and municipal building departments.

ENGINEER’S FOUNDATION EVALUATION ($600)

An Engineer’s Foundation Evaluation is performed to assess the current condition of a home’s foundation and determine, to the extent possible, whether structural deficiencies or foundation movement are present. A licensed professional engineer evaluates the available information, which may include elevation measurements, tilt and deflection analysis, site topography, and visible signs of settlement or movement. The report provides professional findings, identifies any significant concerns, and includes recommendations for repair or future monitoring when appropriate. This service is provided through our partnership with Noble Engineering Services.

HOUSE ELEVATION PLOT ($200)

A House Elevation Plot documents precise elevation measurements throughout a property’s foundation to establish a baseline of its current elevation profile. The report identifies elevation differences across the structure and can help reveal potential settlement patterns or areas that may warrant future monitoring. While the report does not provide engineering opinions or repair recommendations, it serves as valuable documentation that can support future evaluations and long-term foundation monitoring.

HOUSING AND URBAN DEVELOPMENT (HUD) FOUNDATION CERTIFICATION ($500)

A HUD Foundation Certification verifies whether a manufactured home’s foundation complies with the requirements of the Permanent Foundations Guide for Manufactured Housing. This certification is commonly required for FHA, VA, USDA, and many conventional loans, as well as refinancing and real estate transactions. Through our partnership with Noble Engineering Services, a licensed professional engineer reviews the inspection findings we provide and determines whether the foundation meets applicable HUD standards. When the requirements are satisfied, a lender-ready certification is issued.

DEFECT COST REPORT ($75.00)

A Defect Cost Report provides estimated repair costs for deficiencies identified during a home inspection. The report includes a cost analysis for each noted issue, helping our customers to better understand the potential financial impact of the inspection findings. This information is valuable for budgeting, planning future repairs, negotiating during the purchase process, and making informed real estate decisions.

ENGINEERING INSPECTION REVIEW ($200)

An Engineering Inspection Review provides a professional engineering assessment of a home inspection report to determine whether observed conditions suggest potential structural or foundation concerns. A licensed professional engineer reviews documented findings, photographs, and visual evidence such as foundation cracks, sloping floors, or other indicators of movement. The engineer then provides an opinion regarding whether additional engineering evaluation or corrective action is recommended. This service is provided through our partnership with Noble Engineering Services.

LOAD-BEARING WALL EVALUATION ($450)

A Load-Bearing Wall Evaluation determines whether a wall supports structural loads and evaluates the engineering considerations associated with modifying or removing the wall. A licensed professional engineer reviews available construction information, site conditions, and structural details to determine how the wall contributes to the building’s support system. The evaluation includes recommendations to help ensure renovations can be completed safely in accordance with sound engineering practices.

TRUSS AND TIMBER EVALUATION ($450)

A Truss and Timber Evaluation assesses suspected damage or deficiencies affecting roof trusses, floor trusses, rafters, beams, joists, or other structural timber components. A licensed professional engineer reviews the information to determine the extent of structural concerns and provides recommendations for repair, reinforcement, or further evaluation when appropriate. This service is provided through our partnership with Noble Engineering Services.

COST SEGREGATION ANALYSIS ($900)

A Cost Segregation Analysis identifies building components that qualify for accelerated depreciation under applicable federal tax regulations. By separating qualifying assets into shorter depreciation schedules, property owners may improve cash flow, increase tax savings, and capture missed depreciation opportunities when applicable. This analysis is performed by a licensed professional engineer through our partnership with Noble Engineering Services and is designed to help maximize available tax benefits.
